Strong objections to rezoning West Lakes (AAMI Stadium Precinct) to Urban Core Zone should be no surprise to authorities. A Harrison Research Report confirmed Australians have a strong preference for low-density low-rise homes. Market research was conducted in August 2011 on behalf of Fred Hansen, then Adelaide Thinker in Residence, and since April 2012 Head of the SA Government’s Urban Renewal Authority. Page 6 Executive Summary (first point) : The research has highlighted that Adelaide’s traditional low density and low rise urban character is strongly held by residents as the ideal of the “Australian Dream”. Higher density was perceived as an anathema to many residents, thought of only in the context of transitional housing for the young, as affordable housing for people with low socio-economic status or, in an up-market context, as housing for the comparatively wealthy singles or couples without children. The general consensus was that high density would not be a desirable feature in their neighbourhood. Pages 77 & 78 reveal people’s preferred attributes for dwellings: by far the most popular building forms were ‘single story detached houses’. ‘Bottom line’ is that higher density housing (especially high-rise) has little or no appeal to the majority of people.
