Ten reasons to use a REALTOR® (Kevin Atto, specifically): 1. When you list a property for sale by owner, buyers know that, and they get a lower price since they know you are not paying a commission to your REALTOR®. In most cases, they get an even lower price than what it would cost to just remove the REALTOR® commission. It is less expensive to use your REALTOR® than to sell the home yourself. 2. It is important to have someone run the transaction so that it is efficient and so that you are protected. Your REALTOR® can sell your home much faster than if you try to do it on your own. The value of the home decreases if it sits on the market longer than normal, and you have to use your time, which is very valuable, to put the transaction together. Again, it is less expensive to use your REALTOR®. 3. The only way to list your home on the Multiple Listing Service (MLS) is through your REALTOR®. If you want to get the highest possible price for your home, you need to put it out in front of the most possible people. You reach the most possible people by listing your home on the MLS. The MLS is what feeds the major real estate web sites, including realtor, zillow, and trulia. Your REALTOR® will make sure you get the best value for your home. 4. Your REALTOR® knows all of the rules, regulations, and incentives associated with the sale process, and your REALTOR® protects you from liability and vulnerability. 5. In my case, I work full time as your REALTOR®, so if someone calls with questions or wants to view the inside of the home, I am there at the drop of a hat to assist that potential buyer, and this makes the home sell quickly. 6. REALTORS® abide by a specific code of ethics, and by using your REALTOR® to sell your home, you know that the transaction will take place in a legal and ethical manner. 7. Your REALTOR® helps you negotiate. There are countless negotiating factors, including price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your REALTOR® advises you as to which investigations and inspections are recommended or required. 8. Your REALTOR® provides due diligence during the evaluation of the property, including inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your REALTOR® assists you in finding qualified, responsible professionals to do most of these investigations and provide you with written reports. You also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties has some limitations; your REALTOR® helps you resolve issues that might cause problems at a later date. 9. Your REALTOR® knows when, where, and how to advertise your property. There is a misconception that advertising sells real estate. The NATIONAL ASSOCIATION OF REALTORS® studies show that 82% of real estate sales are the result of REALTOR® contacts through previous clients, referrals, friends, family and personal contacts. When a property is marketed with the help of your REALTOR®, you do not have to allow strangers into your home. Your REALTOR® generally prescreens and accompanies qualified prospects through your property. 10. Your REALTOR® helps close the sale of your home. Between the initial sales agreement and closing/settlement, questions arise. The required paperwork alone is overwhelming for most sellers. Your REALTOR® is the best person to objectively help you resolve these issues and move the transaction to closing/settlement.
