Tips on Making Your House More Attractive to Buyers First time The first time a buyer pulls up in front of your home, they will make a decision on whether they like it or not. First impressions count, and if buyers don’t get a good one they will switch off – it takes a lot to change their mind after they’ve dismissed a house. Have a look at the front of your house and imagine you were seeing it for the first time. What would put you off? Is the paint peeling? Fence and gates looking worse for wear? These little things can add up to make a very unattractive house, and fixing these can make a big difference. Luckily most issues can be fixed at little cost; paint the front of the house, make any repairs and make sure the lawn is cut and looking healthy. Out in the wild When it comes to the garden, buyers want somewhere nice to spend the summer. Make sure you present it as well as possible, ensure that all the gardening is done and you have some nice furniture or ornaments outside to brighten it up. Relatively little needs to be done as long as you’ve kept up with the gardening in the past, so it’s really a case of putting yourself in the buyer’s shoes again and judging how they’d react when they see your garden. Spa time The bathroom, after the kitchen, is the most important room in the house. This is where people go to relax, take a bath, get cleaned up at the end of a hard days’ work. It’s vital that your bathroom looks modern and clean, so consider updating it with a new suite if possible. If your budget is tight, try replacing just one or two items that most need it, or retiling instead if you think it would benefit. The main thing is that your bathroom looks bright, spacious and clean, letting buyers imagine how they’d feel living there. Energy Energy saving is underrated, but you can use it in your favor to capture a buyer’s interest. From solar panels to draft excluders, anything you can do to make your home “energy efficient” (which reads: money saving) will make it stand out from the rest. You can go the whole hog and get solar panels, heat pumps and roof insulation, or you can just wander around the house and fit draught excluders to doors, windows and anywhere else that needs it. Even fit energy saving light bulbs around the house; every little helps, and you can point out these little details for realtors and estate agents to mention to people viewing. Additions If you’ve got the budget, think about adding some space to your home – this could be an extension, conservatory, or even a log cabin. Anything that can provide extra storage, or give potential buyers the option to create their own home office, personal gym or private den for relaxing will set your house apart from other properties in their eyes. Neutralize Have a walk around your home, and identify any strange or wacky décor that might put someone off your property. Buyers more often than not don’t want to have projects to take on when they move in, and this includes painting over your children’s red and blue chequered walls, or the bright purple bedroom you love so much. Change it all to neutral colors, as boring as it may be, to give them a chance to imagine their own belongings in it. Sure, it might be boring, but you’re moving out anyway!
