UNCONSENTED REPAIRS A DISASTER IN THE MAKING John Chaplin, A Christchurch architect says repairing quake-damaged homes has the potential to lead to a disaster similar to the leaky homes debacle. He points out that many repairs are being done under so-called Schedule 1 of the Building Act (BA), ie as consent exempt work. This is cheaper but it means there are no inspections and no fallback on the Licensed Building Practitioner scheme. Combined with a number of problems around contracters and PMOs he predicts that Christchurch could be heading for a disaster equivalent to the leaky building issues.
