#nytimes did an interesting article on #FSBOs yesterday in the #realestate section. Did you see it? but did you know.....? Studies show that 80% of properties in New York City offered for sale by their owners without the benefit of a broker fail to sell and those that do sell do so for approximately 15-20% less than comparable ones listed with reputable real estate agencies. In other words, those who go FSBO are opting to make about 10% less money on the sale of their home in order to save 6%. In 2010, the owner of unit 47D at Beacon Court traded his apartment in a FSBO sale. The selling price of unit 47D was $11.2M, approximately $3800/sf. At the same time, Corcoran sold two other units there for $4700 and $4900 per square foot, 19% better.
