2013-14 NEW LEASE OPPORTUNITY : 250AC WOODED LAND IN DILLSBURG This is one of a number of new properties among 800+ac that I just got access to from this landowner. And this one is pretty awesome. My first impression when I got to the main road…how cool, it has a gated entrance. No kidding the main entrance to the property is via a security gate that all of you will have access to. From there the entire access on the main road is via a nicely lit road with a number of pulloff’s for you to park your vehicle. Within the property there’s TON’s of trails that you can actually drive your vehicles down if you need to set up a stand or retrieve game (no, ATV’s are not allowed on the property). I have PIC’s of the gated entrance, the main road as well as the trails all on the album titled “250ac Cold Spring Rd” in the picture section. Now the owner of the land lives on the property and has two rental houses with tenants in them. None of them hunt and they’re more than OK with us being on the property. But because they are on the property the owner has made this lease an archery only lease with a 50yd minimum distance to either one of the houses. As I drove up, it didn’t take long for me to see game. After turning the first corner I came across a flock of turkeys. I counted at least (8) of them, but I’m sure there were more as they were all running everywhere. I jumped a total of (7) deer but couldn’t make out if they were bucks or does. Mainly saw the tails as they bounded off. And as I got to the main house at the top of the drive I talked to the landscaper who told me this place is infested with deer and that the owner needs them severely thinned out as they are eating all of the ornamental shrubbery and trees on the property. So I have absolutely NO concern if there’s an abundance of game on this lease….none at all. And check out all of the scrapes, droppings, rubs and buck tracks I have PIC’s of in the album mentioned above. As far as access to the property….as I discussed the main drive to the property but that’s not the only access. If you look at the map (linked below) you’ll see where the property starts at the end of Cool Springs Rd. But there’s also a secondary access off of Cold Springs Rd right after Stare Way. There’s also a 3rd access to the property off of Lynes Rd to the NE corner of the property. And if someone on this lease is up for making a friend or two, you may be able to get access to the NW area of the property via one of the houses bordering the property on Kuhn Rd. So overall there’s a number of ways to get on this 250ac and in that you don’t have just one entrance to this property. Within the property there’s trails everywhere and all of them wide enough to drive a vehicle down and they all interconnect too. Don’t have a trail map but I’ll work on getting one. But that’s a huge benefit to this land as getting into the 250ac will be of ease as well. As for the land….the food sources are abundant. Not only are there existing acorns left on the ground from last year’s drop but there’s plenty of naturally flowering plants on the property too; meaning this is a good sign that there’s a balance of food source and deer. Probably what’s helping to augment that are the plants found in the landscaping on the three houses as well as the (6) separate farms that basically border the SE area of this property. There’s a number of water sources on the property too; most naturally occurring springs and a small pond near the Lynes Rd entrance. Pressure…the owner has allowed a friend or two in the past to archery hunt on the land on occasion but overall there’s been no heavy pressure at all. We will be the FRIST organized group allowed to hunt on the land. The only reason…we’re OK with this being an archery only lease and we’re delivering the hunter’s insurance. And as a heads up the owner is OK with the use of guns on his other properties we’ll be picking up. So I’m fairly confident that if we conduct ourselves in a very respectful way we’ll be allowed to use guns on this property next season. OK….the cost. The total cost of the lease is going to be $6,700. With 250ac and three main access points (and a possibly 4th) as well as a ton of inner-trails on the property, I’d say we would want no more than (15) hunters on the lease; which is almost a 1:20 ratio. Quite honestly I’d prefer less hunters on the lease as it’s easier to manage a smaller group. But at (15) hunters the cost is going to be a very manageable $447/person. As always, there is a 2nd option for those who want to pay more to have fewer hunters and that’s going to be (10) hunters at $670/ea. To get on this lease, all you have to do is pay the initial $447 to lock in a spot. At that time, please let us know if you would be willing to pay the additional $223 to make this a (10) person lease. Once I have (10) paid hunters on the lease who are willing to pay the additional $223, we’ll then ask those (10) hunters for the additional money at that time. But upfront all you need to get on this lease is $447. After the money is collected and the lease is obtained, we’ll then schedule a pre-season meeting among the hunters on the lease in order for everyone to get to know one another as well as discuss how we’re going to organize ourselves on this lease. And there’s always the option for an individual/group to take the entire lease in full. All that is needed is a 50% non-refundable down payment to close this lease out and that person/group will have two weeks to pay the remaining balance. If this does happen (normally a rare situation in the past but has been a trend this year for some reason), anyone who has paid for a spot on this lease will be refunded their money.
