This is a place and an opportunity that should be on your radar. Here the white-sand beaches are stunning. The Path of Progress is rolling down the coast from Cancun. New roads, bridges, and a government program designed to increase tourism numbers from 4 to 10 million are in place. Unstoppable North American demographic trends mean that more and more baby boomers want to live somewhere sunny, safe, affordable, convenient, and with First-World amenities south of the border. And, with high stock market values and recovering real estate values back home, they are buying property again. Mexicos economy is on the up. The middle and upper middle classes are now looking to this stretch of coast to buy their beach home or come for vacation. All of that means that the real estate market is turning hot. But, because were just coming out of a seven-year slump in sales volumes along this Riviera—thanks to the global crisis—theres an opportunity to get in at bottom-dollar prices. At this point in the cycle, a developer is much more easily persuaded to leave some cash on the table in return for quick, discreet sales to a select group of action-oriented buyers. Then he can go retail at a much higher price—prices that I expect will continue to rise. You wont just see a strong return on your property here either. The rental market is already very strong—thats before this stretch of coast starts to attract millions more visitors. Its not just accessible and attractive to North Americans either; Europeans have been coming here in large numbers for years. Thats why a nice condo here can rent for $200 per night. More importantly, newly (and longtime) affluent folks from Mexico City, and other major Mexican cities, are coming in their droves. The newly moneyed are coming from Brazil, Colombia and Russia, too. All this is happening at a time when only a small number of developers—the strongest and best in class—have been left standing along this Riviera. (Youll get to meet them in person this November, by the way. Find out how, here.)That means there is less inventory for all these buyers to chase. As I said, this is a market that I expect will continue its strong growth trajectory. But, it might just pop. By pop I mean property values may very, very rapidly rise. This could well happen at the tail-end of this year and early next year—thats peak buying season. Thats why Ive chosen Cancun (just one hour north of where Ive found the best real estate opportunity on this coast) as the location for the International Real Estate Investment Forum this November.
