*ANNUAL SALES RATE & MONTHLY SALES RATE FOR PHX 2014* The annual sales rate for all areas & types on ARMLS has fallen below 80,000 for the first time today since July 31, 2009. The monthly sales rate is running around 7,500 to 7,600 which is some 11% to 12% below last year at the time. However this is better than the 16% drop we were seeing last month or the 17% decline in March. Sales were very strong in June 2013 but started to fade in July, so the annual sales rate has further to fall as June 2013 numbers become more than 12 months old. With any luck the annual sales rate should stabilize in July or August. Lets keep our fingers crossed!
