After a review by the maintenance team of yesterday’s inspections they noted that most apartments failed due to smoke detectors having the batteries removed or being completely down. Per the lease agreement, section below, this is an automatic fine any time staff enters the apartment and the smoke detector has been tampered with. 17. Maintenance, Alteration and Repairs b. You must not disconnect or intentionally damage a smoke detector or remove the battery without immediately replacing it with a working one. If you do not comply with this, you may be subject to damages, civil penalties and attorneys’ fees. … Community Living L8. Smoke Detectors – ….Do not render the smoke detector(s) inoperable or fail to keep working batteries installed. Report any malfunctioning or inoperable smoke detector(s) to us immediately. Most times the reason the battery has been removed is because it is beeping. When it beeps it means the battery is running low, this does not mean it should not be removed, but replaced. If this occurs, all you need to do is place a work order and maintenance will change the battery. If maintenance finds a tampered with smoke detector at any time, including during the inspection period, the apartment will automatically fail the inspection and fines will be assessed.
