Building insurance / Good advice from Momentum Lack of maintenance Clients who opt to take building insurance might incorrectly assume that anything that happens to their house is covered by insurance; but insurance only covers sudden and unforeseen events which result in damage or loss. It doesnt pay for incidents due to gradual deterioration through wear and tear, lack of maintenance or poor workmanship completed by a contractor. We all take our vehicles in for services at regular intervals, ensure that we have appropriate warranty cover, and regularly check and replace tyres. If we had to run a vehicle without replacing tyres or taking it for services at regular intervals, it would only be a matter of time before serious and expensive damage occurs, which would more than likely leave us out of pocket. So why do we not take the same care with one of our biggest assets, our house? Wear and tear and lack of maintenance go hand in hand. Here are some tips to avoid the disappointment of a claim being turned down as a result of lack of maintenance: The roof - Regularly check for worn or broken roof materials that could cause leakage during heavy rain storms. - Look for dampness on the roof, which is a good indication of a possible a leak, and certainly needs further investigation. Gutters - Clean your gutters on a regular basis to avoid build-up of leaves and debris that could cause a build-up of water and result in rotting and leakage. Electrical wiring - Check for any loose wiring in the house and have it attended to. - Inspect the distribution board and electrical wiring by making us of a qualified electrician. Plumbing - Inspect all pipes and taps for leaking. - Ensure that all pipes are sealed and water tight. - Inspect your geyser, valves, thermostat and elements on a regular basis. Pool - Look for cracks or bubbling in the pool lining. If the property is not maintained, the problem could become more serious, and future repairs more expensive. Maintaining your building is the smart thing to do financially, because neglecting to do so will only cause bigger problems.
