DO YOU GET TENANTS TO COVER THE COST OF MAINTENANCE? Property maintenance expectations can vary from property to property. While there is a general consensus about basic property maintenance expectations some situations can arise where additional action may need to be taken to address potential issues. GENERAL MAINTENANCE A good property manager should be on top of maintenance issues through regular inspections. There is an expectation that a property should be maintained to the same condition that it was rented and if this is not happening then the property manager should rectify the situation as soon as possible. ADDITIONAL AGREED SERVICES If extra maintenance services are being offered, such as furnishings, regular lawn mowing or gutter cleaning, these items should be mentioned in the contract to ensure both parties are agreed on what is covered by the rent and expectations about maintenance by the tenant. Any unusual or specific requirements expected by the landlord, should also be made clear in the contract and reiterated by the property manager to ensure the tenant is aware. ASK THE EXPERTS If a situation arises with a maintenance issue, ask property managers what to do in this situation. Even better, ask them what they would do to ensure the property is maintained in the correct manner. If their answer sits better with you then that from your current property manager, it may be a good opportunity for you to change services. STAY INSURED Regardless of maintenance agreements or issues, it’s important to always have a landlord insurance policy to cover any problems that may arise.
