Delayed shire LEP costing taxpayers dearly By Andy, Cronulla Oct. 31, 2013, 4 p.m. Next As a concerned shire resident I would welcome an article that shows the positive outcomes of the draft LEP, without involving political agendas. This is an instrument that has been in the making for some 6 years, by a body of industry professionals that will generate constructive outcomes for the Sutherland shire residents that include: - Planning in line with state government initiatives to provide more housing to meet the growing demand. See your ad here - To provide more affordable housing in the Sutherland shire area. - It will provide adequate housing to cater for the needs of our ageing population through adaptable and accessible housing. When they are too frail to live in their current, inadequate homes they should not be forced out of the shire. - Housing that is centred around existing infrastructure such as train lines and bus routes to provide accessibility through public transport. - Provide housing for our children and future generations so they are not forced to live out of the community in which they grew up and distant from their family. - The Architectural Review Advisory Panel (ARAP) has been implemented to ensure future housing is constructed in a way that will compliment the shire and avoid the ‘concrete jungle’ stigma of past developments. - The plan will provide a significant and much needed boost to the local economy through tradesmen and their suppliers directly. - This boost will follow on to the local community and small businesses, so they too will benefit through increased expenditure and an optimistic outlook. - Increased population will again stimulate the local economy and small businesses. A majority of people who move into new premises will inevitably buy new furniture, appliances, groceries etc. The entire local community will benefit. - Section 94 contributions will provide the local council with additional funding to complete infrastructure works, provide parks, cycle ways and better roads. A benefit to all residents. - Stringent rules will force new housing to be more environmentally friendly during construction and throughout the buildings lifecycle with initiatives such as energy efficient lighting, solar water and power and reused rainwater. - A streamline, more efficient process to determine applications that will reduce council costs. - Local residents will be provided adequate notification and an opportunity to respond to housing applications that may affect them. - Existing ageing buildings and eyesores such as those in south Cronulla will be rebuilt and revitalised with attractive, new housing. - This plan has been in the making for some 6 years, the majority of which was written by the former government.
