Five Tips for Selling Your Condo When it comes to owning your home, Indianapolis has long been a predominantly single-family home city. However, with the greater focus on creating livable spaces in the major urban centers like downtown Indy, the building boom in Carmel and Broad Ripple’s expansion, more condos and townhomes are being constructed every year. When selling a standalone home or a condo, most things remain the same — clean thoroughly, no odors allowed, take down personal photographs, etc. But selling a condo has some unique challenges and advantages for you to know. Here are a five things to remember when trying to sell your condo: You’re selling a lifestyle. Not everyone wants a big yard they have to maintain. Condos are seen as more modern and more convenient. Your home’s decor should reflect that sentiment. Get rid of clutter. Condos will typically be smaller than your average home, so be sure your space is well organized and clutter free. You want to showcase as much space as possible to prospective buyers. Show off the balcony. Most condo units will have a balcony, and buyers will want to see themselves having drinks or entertaining guests on this architectural feature. Show them how it can be enjoyed by putting flowers, chairs, a small table and speakers out. Be sure buyers know just how close they are to the action. Many condos pop up because they can fit a lot of residents near cultural attractions, restaurants, bars and shopping. If a prospect isn’t aware of your neighborhood, make sure you are highlighting all there is to do near your home. Make the initial “wow” a selling point. The first impression is the most important. Single-family homes have the benefit of curb appeal. People can drive by and check out the home before going on a showing and get an idea of the layout and quality. Condo owners don’t have this luxury, so the space must “wow” the buyer from the first instant. Put a piece of art near the door or accent the space with nice lighting to punch up the “wow” factor.
