The first houses we flipped... we never gave the owner anymore than $20 as a deposit... and many times... we didnt even give them a cent down for a deposit. Thats the POWER of Negotiations which is taught in my book. We would then get the house under contract to buy with that owner for one price (say $30,000)... We would then turn around and flip that same property to another buyer who wanted that deal for a higher price (say $36,000)... At closing, the buyer would bring in his $36,000... the seller would get $30,000... and we would get the difference (which in this case was $6,000). Its that simple... and can be done by anybody in any part of the country. I dont mean to brag, but dozens if people who have read and implemented the principles in my book... have told me it taught them more than real estate investing seminars that they spent thousands of dollars to attend. Now dont get me wrong... real estate is not for you if youre lazy or want overnight success... But if youre willing to put the work in... take action... and believe in yourself... its definitely a good business to consider.
