Rate per sft was 1800 In the year 2005 Avg. Rate per sft was 2200, In the year 2006 Avg. Rate per sft was 3500, In the year 2007 Avg. Rate per sft was 3700, In the year 2008 Avg. Rate per sft was 3200, In the year 2009 Avg. Rate per sft was 2900, In the year 2010 Avg. Rate per sft was 2800, In the year 2011 Avg. Rate per sft was 3000, In the year 2012 Avg. Rate per sft was 3200, In the year 2013 Avg. Rate per sft was 3450, Now in Feb 2014 Avg. Rate per sft is 3600. In 2009 & 2010 prices came down due to the impact of Telangana agitation. From 2011 onwards prices started increasing and by early 2014, prices have reached the peak attained in 2007. In effect, even with Telangana formation in pipeline, prices have steadily increased from 2011. This is against the predictions of many experts who had said prices would crash.
