I was asked this during a listing presentation last night and they make a compelling point. Maybe it is just my market where this is the case, but I doubt it. In our market we have had a co-op commission rate that is almost always the same. Very rarely do I see something different. I was asked in the listing appointment why we would be paying this amount when inventory is so low and buyers are waiting for homes to come on the market. I was looking for help on what a response would be to this. Have you seen lower buyer co-op %? My response would be that it could prevent agents from showing the house due to the compensation being lower, but at the same time that would all be saying that other agents would act unethical and I wanted to stay away from that. (sorry if this is confusing, but I wanted to avoid using actual %)
