I will NEVER do any kind of business with Marvin Windows again and Ill try to keep this story short. Marvin Windows owns the building we were going to open Undisputed at. Last week we were told by them that despite having a solid business plan, strong financial backing and a starting base of members (all of which was backed up with proof) that theyre not interested in renting to us because of their experiences with the previous tenants (an MMA gym) unless we obtained a Letter of Credit or put down a massive deposit like they originally wanted. Its important to note that this was after they took us through the ringer looking for reasons to justify it and of course they could not find one. So they simply said the massive deposit or LOC is what theyre requiring if we wanted the space. As a result, we said okay because it meant we could preserve our December 2nd opening date. However, today I received an email from our broker containing a forwarded message from them suggesting for us to look at another suite in the development that would be quicker for them to turn around... Im sorry, but how is a space thats already built to accommodate a gym going to be slower to turn around than a space thats currently setup as a warehouse? It had me saying This story smells... wheres the poop? When we originally looked at the suite, we were in competition with another potential tenant. However, we were told that they were interested in the entire space, but there was a lot of red tape for them to clear to even make it feasible. Im guessing we were strung along for over 11 weeks, being told by them We just need this document and well be ready to sign... build out will be on schedule... etc while they were waiting to see if this other party could clear the red tape and secure the entire space. Additionally, we ordered all of our equipment because we were told by them that this deal would get done on time. LONG STORY SHORT: Were in the process of securing our alternative location while preserving the area (Cliff and 13) that we wanted to be in. Even though this is the alternate location, we did not opt for it originally because we thought it would take longer to open than at Silver Bell, I guess we were wrong. I apologize for the delay, but we did not expect for things to come unraveled at Silver Bell - especially given the fact that they had an architect blueprint our small changes to the layout, a cleaning crew prepping the space for buildout, and allowed us access to the suite multiple times to measure for flooring and diagram equipment placement. This is in addition to everything we were told by them. A lot of people have been asking me for a date of when well open. From everything that we can anticipate with this alternate location, well likely open on January 1st. However, with being screwed at Silver Bell, Im not ready to announce a date until everything is final... If you have any questions do not hesitate to contact me!! -V
