In regards to some of the most contentious topics brought up in last nights C4C City Council Form, we have; 1. Redevelopment and the Corona Mall 2. Converting commercial zoning to high density residential on North Main 3. The deterioration of Sixth Street So lets talk about Urban Planning and Providing Solutions: Building on some of the comments made by the candidates, if we consider the Main Street Metrolink as the epicenter, then lets evaluate the current situation and potential future decisions. 1. The Metrolink station, and associated Ride Share are currently being utilized as a commuter demarcation point primarily for outbound traffic. (local area citizens going to work somewhere else) 2. The current direction to develop high density residential within close proximity to the Metrolink station is only going to reinforce that behavior. 3. The Corona/Norco Unified School District receives more revenue from residential development than the City. So then can we assume that it would be more beneficial for the City to figure out a way to bring more business into the city? 4. We need to attract the younger generation to Corona with affordable housing. Yet the younger generation does not have the disposable income to support middle to higher end retail, restaurants, ect. And, as indicated in another post, Corona does not have an established night life. I am just presenting what I know from experience and what I observe. All of this seems to paint a pretty clear picture to me. Figure out a way to bring more middle to higher-end retail and restaurants to this specific area. Easy for me to say, right? So how? What is the definition if insanity? To keep doing the same thing over and over expecting a different result. So, if the city cannot buy back the Corona Mall, then we must partner with a third party. It is an election for the Governor, where is our political relationship with Sacramento? If the current crop of developers are not willing or able, then we need different partners. We must think differently to achieve different results. Find someone willing to finance the development other than a developer. If domestic financing is too difficult, then consider foreign financing or maybe consider an organization that is not driven by greed or the bottom line. There is a solution to every problem. We just need to ask the right questions to find the right people. The key to developing retail, restaurant, or commercial properties is locating the customer, understanding their need and creating a specific solution to satisfy that need. Do not think Ontario Mills, think Victoria Gardens or Downtown Disney, Who is marketing and selling Corona? If we do not have someone, then find someone. If we have someone and they are not producing, then find someone who can? Last nights forum re-energized me and I am ready to go. Anyone want to come along for the ride?
