Judy Shannon asked me last night is all this was worth it? She said Brian you work harder for the HOA than at your job that pays the bills. You sleep bad because you have things on your mind all the time. And the attacks you take for trying to do something good is bothing Judy. I told her yes it is worth it because this is where we choice to live and be apart of a community. We have problems that need to be worked out. We will make it I have faith in that. I am not nor will I be right all the time and I will make a mistake or two. The positions I take are after I have looked at all sides of the issue so let me state my position on a couple of issues so we will be clear; 1) The maintenance of Crestway by HOA hired vendor The Board as a group sit down and read the by laws and CCRs and We are well with in our power and its a must that we maintain the right a ways.That if a governmental agency fails to act to maintain the right a ways, drainage ditches, and comman areas than rhe board must keep our community maintained. That all agreed on and understanded by the entire biard. 2) Using an collection agency to collect on our delinquent accounts? We as a board individually and collectively looked at this issue and after talking with our lawyer came to the conclusion that we will not use collection agencies for these reasons: A) We will be looking at Renegotiating our contract with Wildwood at the beginning of the year. We will be seeking to lower both monthly contract but will be looking at reducing all associated charges with collecting our delinquent dues. I feel really good that Wildwood would like to stay working as our partners in making a better community here. B) The board at the beginning of the year will be working and contacting the delinquent homeowners to see what type of plans or settlements we can make to pull our neihbors back into the fold. C) The board looked at the fact the historical data suggest that. Collection agencies bring in about 20 to 25 percent of the delinquent accounts that they control as opposed to using a lawyer which historically brings in 70 or 80 percent of delinquent accounts. D) in the past the Management company was given authority to just send delinquent accounts to the lawyer. The board has stopped that practice. Wildwood will now present every delinquent account to the board and the board after cintacting homeowner will make the decision to sent the account to the lawyer or not. E)) The collection agencies can and will send our neihbors acvount to the credit Bureaus. Do we want to give another hardship to a neighbor who could be on hard times already? I dont and do you want an collection agency calling and harassing our neighbors, when the board can call and try to work things out? I will call our homeowners and see what we can do before we send their account to the attorney. Before we put a lien and before we foreclose. 3) The land behind Wendys The land begind Wendys is on the market Uldine Hill set that up before she left the board. She was and maybe still is over confident that the land will sell. The land is valued at about 64,000. We paid with interest about 101,000. Rocket storage d offered us 20,000. Why because there is no access to that land. The only people that have access right now is Wendys and Rocket storage. So to think that we will be selling that land to reduce dues was and is jy st a ridiculous idea. We would need a better bid for our land and the community has to vote to sell it. Those are the main issues before us today. We have orher issues that we are working on but those are the ines that I have been asked about.
