Lending to SMSF for property acquisition has come a long way in the past year. One lender has come to the forefront and is offering 100% offset accounts against resi property. If you receive rental income and dividends etc, you can have those funds paid straight into the offset account (as opposed to the loan) therefore reducing the amount of interest you pay. The benefit is not only a lower monthly interest expense but you can use those funds to make other investments without affecting the original loan balance (which may have tax benefits).
