NEW HOUSE UPDATE: Apparently the owners called earlier this evening while I was cleaning and didnt have my phone on me. They have decided to put the house up for sale and not rent it. They are sorry and if Im interested in buying the house, theyll be happy to talk to me. I cant decide whether to laugh or cry. This house has been up for sale for MONTHS. I am not exaggerating, John and I looked at it when we went and looked at the house behind it back in early spring and there was a sign on it then. It needs a lot of work, work I was willing to do because the owner said that if I did that work, hed give me my 4th month of rent free and give us rent credit for materials. Plus, after a year if we wanted to buy it, he would apply ALL of the rent we had paid as a down payment on it, essentially giving us a 10% DP. Theyll never get a conventional loan on the place in the shape its in. The roof has had issues and the kitchen ceiling needs to be replaced because of it (owner claims the roof has been repaired, I dont know if thats true or not). The bathroom will need to be pretty much gutted and replaced. Carpet is disgusting, I was planning on pulling it out. The kitchen needs a complete overhaul. The house outside needs all new guttering and paint. The building in back will quickly become a hazard if the roof is not replaced. They want $79k for the place which is what the tax assessment value is, but I would bet good money theyll get half that from an investor at best. I guess what really pisses me off though is WHY JERK US AROUND???? I mean seriously. Why make the offer of lease purchase, why discuss numbers with us, and then pull the rug out from under us? Why do people do this crap? Well, well keep looking. Went to Anderson today and looked at a house that we can get owner financed for $400 down and $250 a month. Four bedrooms. Now imagine what kind of shape it is in and the neighborhood its in. Yeah. Its a train wreck on crack alley. But I would have been willing to move into that train wreck and work on it until we got it into shape if it hadnt been for 2 1/2 things - #1, the yard was miniscule. There would have been no place to put the dog kennels unless the property goes way back into the weeds and brush behind it and we can bushhog that. #2. Someone has gone in and pulled some or all of the electrical wire out of it from the look of things. and #1/2 - Its in the city of Anderson. I really dont want to be in the city when we move if we can help it, so we can avoid butting heads with code enforcement wherever we go. We looked at another house while we were in Anderson - it was beautiful. Very old, probably over 100 years, the realtor says its 2500 square feet. Huge fenced back yard. According to the realtor it does need some work inside, but most of the work is cosmetic in nature - repairing plaster and such. Owners had a structural assessment done in 2005 and said its very sound. They only want $115k for it, and will owner finance with 10% down. When I got off the phone with her, I looked at John and said If there was ever a time I wished I could win the lottery, its right now. Well, back to the drawing board. Keep sending those prayers and positive energy our way. Sooner or later hopefully well find our perfect place. See the comment section below for pictures.
