[NOTE - This is an email sent to my VIP Subscriber list. I dont send them often, but when I do, I make them action packed and tips oriented. Wanna get signed up? Check out my P.S. at the bottom of this dispatch] Dear VIP Subscriber, I touched down in Panama City Panama on March 15 2007 and blasting on my iPod was the Vinyl Shakers remix of “One Night in Bangkok”. It’s not the version you think it is. Don’t judge. Within the previous months I attended overseas real estate conferences in Montevideo Uruguay, Managua Nicaragua, and Panama City – but, Latin America wasn’t for me. Until then I had been to Thailand on 4 separate trips and my final time in January was for an extended stay with a buddy of mine to see if it was the place for me. I’m a big believer in that certain places speak to you – and others don’t. And – as my buddy and I blasted One Night in Bangkok, from our 20th floor flat at Centre Point hotel, smack dab in the heart of Bangkok – it was speaking to me like no other place I’d been. Life was good. I had purchased several pre-construction apartments, spread out over a few cities, in different countries, and was going to sell those and repeat the process over and over again in select destinations around the globe where I saw one of two things: A) Being in the path of progress (appreciation) whereby just getting in you were sitting pretty, would go up in value over time, and then could work hard selling on the back end. B) Active market with out of country owners (discounted sellers) whereby they bought overseas, didn’t have a good exit strategy, you buy it from them at a discount, and work hard selling it yourself on the back end. Up until that point I bought properties in Southern California, a couple in Buenos Aires, was buying in a few other select locations, and was comfortable with my own abilities as well as contacts I’d made at these overseas real estate conferences. I mean, whom better to network with than overseas real estate gurus who travel the World, look at hundreds of deals, invest in many themselves, and then pass along select investments that meet their strict investor guidelines to their paid newsletter subscribers? Awesome game plan – what could go wrong? For starters, I quickly learned these self anointed gurus were only promoting deals they received huge commissions on (in addition to your membership fee), most often couldn’t locate the deals they promoted on a map, and rarely if ever invested in any real estate whatsoever. Anyone who’s ever bought real estate outside their home country can tell you – it’s easy to buy something – figuring out how you will make money from it is the hard thing. When I started asking around within close circle of contacts how they were selling real estate – that’s when it became crystal clear the true story. Most had a pretty good handle on buying real estate – but, other than listing it with an agent to (hopefully) sell – were clueless on how to sell the real estate they were actually buying. When I asked about their impressive returns they constantly touted in their newsletters, at conferences, on sales pages – the response usually went something like this. blah. blah. blah. You can fill in any excuse here you want – but, it was usually something about buying in the path of progress, they had received huge appreciation, but couldn’t sell it. It’s the equivalent of buying a stock, it going up in value, but you can’t sell it. What’s it really worth? Nothing in my book – it’s worth what someone else will buy it for. And, if they won’t buy it from you – it’s not worth anything. The title of this article can be any number of things: 1) The Best Strategies When Using International Property Agents 2) These Tips Reveal Great Overseas Real Estate Agents 3) Great Techniques To Use With International Real Estate Agents 4) What Works When Selling Property With Overseas Agents 5) Use These Strategies When Working With Property Agents But, all of them will lead you back to this list of strategies I’ve learned dealing with overseas agents. Anytime I mention anything about real estate agents I receive hate emails – so, bring the hate. However, if you look at this list from a 30,000 foot perspective – it’s great tips on how sellers and agents can work well together, what I’ve experienced doing this, and how you can better plan your exit strategy. This list is ever expanding and endless – here’s 9 to get your creative juices flowing… internationalrealestatelistings/podcast/9-reasons/ #overseasrealestate #internationalrealestate
