Example Of Duties Generic • Assists with research and analyses on property transactions • Assists in preparation of periodic and special reports related to real estate activities • Assists in processing requests for payments • Assists in field work and property inspections as requested by other staff members • Prepares memos and correspondence related to real estate matters • Assists in locating property boundaries from established records • Assists in field work and property inspections as requested by other staff members Property Management • Assists in maintenance and on-going monitoring of Metro property files, financial records, and related documents for property management • Assists in the preparation and maintenance of real estate inventory, computer databases, right-of-way maps, and related property records • Assists in the preparation of leases, licenses, easements, termination notices and related agreements • Assists in settling delinquent accounts • Assists in locating property boundaries from established records • Assists in field work and property inspections as requested by other staff members Real Estate Services • Assists in maintenance of on-going monitoring system report of parcels to be acquired for various Metro projects requiring appraisal, environmental and relocation work • Assists in the preparation and processing of supporting documentations related to property acquisition • Assists in preparation and processing of relocation claims for relocation assistance payments • Assists in the preparation of RFP documents for appraisal, environmental and relocation work and in monitoring contract requirements • Assists with escrow work to ensure accurate and efficient escrow closings • Assists in the preparation of the annual budget and mid-year budget adjustments • Prepares and maintains real estate inventory, records, computer databases, right of ways map, and related property records • Prepares periodic and special reports related to real estate activities • Maintains, supports, and promotes a safe work environment while complying with all of Metro’s safety rules, policies, and procedures • Contributes to ensuring that the EEO policies and programs of Metro are carried out Requirements For Employment • 2 years experience performing real estate management and acquisitions or title management functions for a corporate or public sector organization • Valid California Class C drivers license Knowledge: • Applicable local, state, and federal laws, rules, and regulations governing real estate processes and procedures, including Uniform Relocation Act and other agencies regulating ownership and control of property • Computer applications, particularly as related to the maintenance and analysis of property information and records • Real estate agreements, including deeds, easements, leases, licenses, and permits, drafting practices and techniques • Basic accounting practices, financial reports, and analytical methods and techniques • Legal descriptions • Property survey practices and procedures Abilities: • Interpret legal descriptions Understand, interpret, and apply laws, rules, regulations, policies, procedures, and contracts • Communicate effectively orally and in writing • Prepare reports and correspondence • Meet tight time constraints and deadlines • Analyze situations, identify problems, and recommend solutions • Compile and analyze data • Operate computers and general office equipment • Maintain computerized logs, files and recordkeeping systems • Interact professionally with various levels of Metro employees and outside representatives • Read, write, speak, and understand English Selection Procedure Applicants who best meet job-related qualifications will be invited to participate in examination process that may consist of any combination of written, performance, or oral appraisal to further evaluate job-related experience, knowledge, skills and abilities.
