*** The Middleman *** You can never take the human element out of selling real estate. Using a middle person to help two parties complete a real estate transaction will always be a part of life. Technology may change the way properties are marketed and found by buyers, yet somebody will always be needed to facilitate the transaction. Naturally of course, I have every incentive in the world to state this. So, detailed below is an opinion on the utility of real estate agents from one of New Zealand’s most successful and well known property investors - Sir Robert Jones, from his most recent book (My Property World by Bob Jones – Trio Books 2005) - “Some short-sighted investors go to no end of trouble to avoid paying agents’ commissions and carry out many agency functions themselves. Such a cost savings approach is always fool’s gold. I love paying commissions to agents and, unlike many of my competitor investors I never haggle over their fees. I love paying them because doing so obviously means something good has been achieved. Anyway, as I always argue about paying middlemen, their services are effectively cost-free because usually they will obtain a better deal for you than you will yourself. There’s a good reason for that - it’s been easier to argue someone else’s case than your own. It’s been my experience that people are always more comfortable dealing with a middleman broker than a vendor and a result is therefore likely to be achieved.” I am certain that Sir Bob knows a thing or two about real estate. I am also certain that he is correct. Even academia is slowly catching up with Sir Bob’s lifetime of practical experience in understanding why middle people are a necessary part of well-functioning markets. Psychologists and behavioural experts have proven that sellers often value their homes at a level higher than the buyer market is willing to pay and buyers almost always wish to purchase a home for less than where a seller see’s worth.
