This IS our bird in the hand….We currently have two three-story buildings that represent 54,000 & 66,000 square feet = 120,000 with a total existing footprint of only 40,000 sq feet. Theoretically if we wanted to match the taxable footage of the proposed Walmart Supercenter then we would need 34,000 additional sq feet. That could be accomplished with a new three-story building with a footprint of 12,000 sq ft.…This would create the same density and tax base as a Walmart Supercenter. (We would also need to allow space for a parking ramp as well - not sure of the footprint) This leaves the land where Fort Howard currently lies to be honored correctly and turned into a multi-use green space/event space. These buildings and this historic land would attract investors, tenants, a grocer, baker, other retailers, artists, businesses etc….who are excited and proud to be on this land and share in its historic sensibility. Plus this concept does not need the level of remediation needed to build a Supercenter. It makes sense to Stand with the Plan! and reclaim our history. This land is the heart and soul of our city…it is where it began…how can we desecrate it when we have the opportunity to make it amazing?!!
