This is a council officers report about the wildlife significance of the area. This was ticked as not present by Bradley Gardens in their application and nothing of importance according to them, what lies. And they have NOT submitted as it says, any ecological report! So they would like everyone to have a coffee and ignore the wildlife importance of the area they are trashing behind the walls! Ecology In considering the above application regard should be given to the NPPF and the following policies in the Gateshead UDP: DC1: ENVIRONMENT ENV44 Woodland, Tree and Hedgerow Protection ENV46 The Durham Biodiversity Action Plan ENV47 Wildlife Habitat ENV49 Sites of Nature Conservation Importance The proposed development site is located within immediate proximity to a number of Local Wildlife Sites (formerly Sites of Nature Conservation Importance): Bradley Dene LWS Sled Lane Pond / Crookoe Wood LWS Bradley Park LWS Crawcrook Quarry LWS Several great crested newt breeding ponds occur within 500m of the proposed development site including ponds located within the immediate environs of Bradley Hall Gardens. Other statutorily protected and priority species including bats, otter, badger and red kite have also been recorded within very close proximity of the proposed development site. In the absence of appropriate mitigation the proposed development has the potential to adversely impact on non-statutorily protected sites, protected species and priority habitats and species. Despite being an application for retrospective planning permission certain works have yet to be undertaken/completed on site. An appropriate level of ecological survey and evaluation undertaken by a qualified ecologist in accordance with good practice guidelines should be undertaken and submitted in support of the application. The results of the survey and evaluation should be used to develop an appropriate mitigation plan that will enable the impact of the development on ecological receptors to be minimised, and ensure no net loss of biodiversity. It is STRONGLY RECOMMENDED that the applicant’s ecologist discuss/agree the scope of any ecological survey with the Council’s ecologist prior to submission, to avoid the potential for otherwise avoidable delays in the planning process.
