This is a great question that was asked of me today. I thought it would be appropriate to share it here. It is with regards to my thoughts about Vacant Houses and programs that have been recently offered out in the public as a alternative, or additional prospecting Method. 3 Most Common Vacant Properties: Inherited: Seems to be a great source. Heirs dont know what to do, maybe they are all out of the state, who knows but no one is doing anything, they are difficult to find, no phone numbers or dont respond to mailings - until the cash investor finds them, door knocks, via skip trace and saves the day. Pre-Foreclosures: May have equity and dont realize it, just walk away and move out because they dont know what to do. Seems more common this spring. Recent Eviction: Burnt out landlord is pissed off, just got out of eviction court, wife is pissed because he has to spend the next 4 weekends fixing shit again and its going to cost another 7K that they dont have. You come along after this 4 week project has been sitting there for 12 weeks, offer cash and close quick - as is, where is. Answer to follow.. Gotta refill my Mt. Dew....
