VesNow is seeking to Joint Venture with an investor partner and is willing to customize a funding strategy based on your purchasing criteria. We can either set a Joint Venture agreement based on a debt structure or an equity structure. Debt Structure Agreement for accumulating approximately $2.5 million in capital in order to finance the purchase and the rehabilitation, rental and retail sale of Single Family Residence properties. In ex-change, the investor will receive at least 8 % annual simple interest or 10 % of the net proceeds from the sale of the properties from VesNow to the subsequent buyer, whichever is greater. Any investor may fund the entire transaction in order to receive the 10 % annual simple interest or the 8 % annual simple interest plus principle will be paid. The investment will be backed by promissory notes and a mortgage recorded for each property providing the security needed. The investor will also be named as a loss-payee on all insurance policies. Anticipated length of time required to purchase, repair, rent and liquidate the properties is approximately two years making this a strong investment.
