Washington State landlords please take notice that as of July 28, 2013 residential landlords have been required to "maintain and safeguard with reasonable care any master key or duplicate keys to the dwelling unit." At a minimum landlords should require all keys to be returned at the conclusion of a lease. Furthermore, one should consider labeling all duplicate keys as "Do not copy" and requiring tenants to request keys directly from you. Caution: stamping keys "Do not copy" or "Do not duplicate" does not prevent duplication, but will generally require a signature of the person requesting any such copies. It may be advisable to amend your future leases to incorporate this requirement and draft cost saving provisions.
