West Chester YMCA Facilities Director Apply on line at ymcabwv.org The position will identify, direct, perform and coordinate facility and property maintenance, oversee part and full-time maintenance staff to include a Housekeeping Supervisor at the West Chester Area YMCA, projects and janitorial items as needed to meet the quality standards, processes and specifications required. Experience with pool chemistry, HVAC and preventive maintenance of major systems are keys to the success of this position as well as being a good communicator and working well in a team environment. This position will report to the Branch Executive Director and work closely with the Association Facility Director. Ensure that all job assignments and schedules are set for staff and contractors to include preventative maintenance. Work requests will be organized and assigned to ensure timely completions. Set performance standards and guidelines for staff based on their position and expertise. Train and monitor safe use of equipment and tools. Audit performance and coach to higher performance. Set scope, standards and pricing for outside contractors. Insure they understand and adhere to site access and safety protocols. Review contracts and invoices for accuracy. Define specifications, standards and inventory management for consumables, tools, equipment, and spare parts. Set standards and procedures for storage in order to reduce waste, disorder and inventory losses. Utilize systems to organize work processes and streamline scheduling. Train staff on use and optimize tools. Be a champion in the use of technology to improve productivity and performance Define individual requirements and ensure that training and development plans are completed. Develop management reports and dashboards for Branch Executive. Meet or exceed operating and capital budgets. Serve as the branch liaison to the Buildings and Grounds Committee. Develop, collaborate, and cooperate with branch staff. Work closely with Branch Executive to present a positive experience to our members. Develop long range plans for all facilities, grounds, and other assets owned by the Y. Update plans periodically and develop annual capital projects in conjunction with the Y Strategic Plan. Solid computer skills and knowledge of MS Word and Excel. Perform risk analysis for hazards. Ensure that safe work processes and practices are in place working closely with AO Risk Management and Safety. Must be able to effectively manage in a fast-paced environment. Qualifications: Minimum of a BA/BS degree in related field 5 years of supervisory experience preferred Project management certification (PMP, CAPM, PgMP, etc.) preferred, prior project management experience required Accessible – must always be a phone call away – on call 24/7 5 years of experience in all aspects of facility functions, particularly in HVAC system troubleshooting and repair Cross-trained in all major trades and technical expertise; holds certifications necessary for most types of work done as related to building and grounds Ability to work well with diverse populations to problem solve and train individuals across a wide variety of experience levels Willing to jump in and handle any problem any problem or project are necessary Must have current drivers license and reasonably safe driving record YMCA Team Leader certification preferred Salary Details: $57,000- $65,000 The YMCA of Greater Brandywine offers a comprehensive benefit package that includes Medical and Dental insurance along with a 12% employer contribution to the retirement savings plan.
