You have a piece of land. You want to build. But how do you arrive on a decision on what kind of a building to put up? There are several factors that influence the type of housing that one can build on a given piece of land. Let’s assume you have an acre of land somewhere. Distance from tarmac If the land is less than half a kilometre from the tarmac road, the best land-use would be to construct high-density flats; four to five storeys high. The cost of tarmac, over Sh60 million a kilometre means that the area serviced by the tarmac has high potential for growth. Land value appreciates at rates of 20-30 per cent annually, and becomes scarce within no time. So, it needs to be utilised it well. For land in the second tier distance of 0.5-1km, maisonettes are ideal, or up to two storeys. Land here appreciates 10-20 per cent annually and it will take time before pressure piles on low density housing. Land located over a kilometre from a tarmac road is suitable for bungalow type of houses. Such land does not have high value hence demand is low. It can’t shoulder the high costs associated with storeyed construction because it’s also cheaper to acquire adjacent land for expansion when need arises. Proximity to town Land within half a kilometre radius from centre of a major town is best suited for high-rise construction. Kitengela town is a good example of this school of thought. Beyond this radius, maisonettes are best suited for up to a kilometre, after which bungalows will be most economical. Number of units per acre An acre in an area viable for five floors of high-rise apartments can comfortably handle 20 units of two-bedroom flats on an eighth of an acre, and up to 140 units of the same on an acre. For maisonettes, an acre can accommodate up to 14 units, and thus an eighth can take two.
