mmmm sounds promising. Upfit/Maintenance Project Manager in Knoxville, TN The Construction Department is seeking an interested candidate to join their corporate office team. This position is based at the corporate office in Knoxville, Tennessee and reports directly to the Director of Cap-ex, Upfit & Repair/Maintenance and VP of Cap-ex, Upfit & Repair/Maintenance. Summary: Interface with the Director of Cap-ex/Upfit/R&M and/or VP, construction department, specifically with the Director of construction to perform support activities in fixturing, re-modeling and repair of new and existing theatre properties. Oversee the removal and disposal of all theatre equipment on theatre closures, and cap-ex projects on existing theatres. Oversee and administrate companywide HVAC filter, Preventative Maintenance and replacement of HVAC system at the direction of the Director of Cap-ex/Repair/Maintenance/Upfit and/or VP. The Upfit/Maintenance Project Manager is an exempt position and is primarily responsible for: Regular and consistent attendance. Responsible for all aspect of repairs and maintenance; including but not limited to - roof leaks and roof replacement; masking repairs and replacement; interior and exterior building issues at the direction of the VP and/or Director; out sourcing Silver screens installation; Cap-ex projects- secure bids/proposals and review any spec changes. Review with the Director and/or VP of Const/Cap-ex/Upfit including concession stand retrofits; parking lot maintenance and repairs; HVAC maintenance, repairs, budget and replacement. Low voltage repairs and replacement, and other lighting issues. Assist in theatre acquisitions as needed. Respond to emergency calls outside the daily working standard hours related to natural disasters or otherwise, and set up emergency repairs required. Responsible for scheduling all of the FF&E for new build and retro projects. Travel up to 20 times per year, 2 to 3 days per month. Coordinate FF&E schedule on all new projects with the Director of Construction and VP of Construction. Receive the furniture, fixtures, and equipment for all projects assigned as deemed by the FF&E Schedule. Empty all trailers, move and supervise others who will move the FF&E into the theatre building as deemed by the FF&E Schedule. Aid theatre management staff in assembling all general theatre and concession support room equipment. Coordinate and receive all of the mezzanine equipment; direct the operator of a sky tracker fork lift to lift all of the mezzanine projection/sound equipment to the second level and remove any trash to a designated dumpster. Coordinate and supervise theatre shut-downs at designated locations, including; removal of any equipment from building. Arrange for shipment of equipment to a new destination at the directions of the VP of Technical Services and the VP of Purchasing. Communicate and update Director and VP of Construction on status of all projects/repairs. Qualifications are as follows: High School education or equivalent experience is required. General knowledge of theatre operation and theatre equipment is required. Must be mechanically inclined and resourceful. Must have adequate maintenance and construction experience. Ability to read, understand and execute contracts is required. Ability to read and understand blueprints. Ability to communicate to theatre management staff, contractors, district managers, and other divisions of the organization. Ability to read and comprehend instructions, correspondence, memos, the ability to write status reports and correspondence, effectively present information in one-on-one and group situations to customers, clients, and other employees of the organization. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, percent, draw and interpret bar graphs. Understand standard numeric schedules and be able to alter schedules as necessary to attain the desired results under the established deadline. Ability to apply common sense, practical experience and understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with schedule problems using established milestones while maintaining deadlines. Must be able to use Microsoft Word or equivalent word processing program, complete established spreadsheets, develop spreadsheets, send and receive E-mail complete with attachments without complications. Occasionally required to lift up to 100 pounds and regularly lift 50 lbs. Be able to handle material and equipment through use of leverage items weighing up to 500 lbs. Be able to stack boxes up to 8 feet inside 53 foot storage units that are 53 feet long, 8 feet high and 8 feet wide. Be able to climb in and out of these trailers whose floor is 4 foot above ground level for an 8 hour day, 5 days per week, in order to receive and then transfer commodities into theatre building.
