A question for people on this page. The demographics on the peninsula have changed over the years, where low to mid-rage department stores like Sears, Wards, and JCPenney struggle today. Stores on the peninsula have gone after the higher income clientele, except for north county. Even after Mervyns pulled out of Hillsdale, JCPenney decided not to relocate to Hillsdale from Fashion Island. Is there still even enough of a traffic base for Sears at Hillsdale? Would JCPenney even have survived at Hillsdale, or was the Mervyns spot too small for a full-line department store? Food for thought.
