Another little exert - I really hated this, it was wrong, they were trying to take a commission off me. I was working like a maniac, and all I had was people saying “ I’ve got a buyer can I get such and such through the property?” and I would say No, send them to the open home – I would set up a listing where I would create energy and competition where I would group all the buyers together so the first open home was explosive, some buyers would ring me and say they couldn’t make it - can they get through earlier, and I would say No – it was simple, most agents don’t qualify buyers any way, they don’t ask a few simple questions to qualify them, if they did they would find that most buyers are not that at all, and just about every one can make it to an open home, I just saw it as better time management and a win for me and a win for the vendor ! Agents wasting their day running around with unqualified people not “buyers” because they don’t have the guts or skill set to ask a few tough questions…… people trying to “own” buyers as well, I mean what was that about?, so you tell someone about a listing, then if they buy it through me, they claim half of your commission, you’ve nurtured that lead for 2 years, 100 phone calls, letters to them, Christmas gifts……. And you give half your commission away? I did not like this at all, how can any one own buyers it’s absurd, it rewarded laziness and I was not lazy. I was accused of not being a team player, but I was, what I was bringing to the team was a ton of listings, always carried about 20 to 25 properties, and always had VPA, I was helping increase the newspaper presence, giving the office more profile, seeing more buyers, increasing office market share and bringing in more money, I was a team player, but I was simply running the Daniel Hayes business under there banner. I was playing in the A’s they were all playing in the “B’s” our two worlds would soon collide - My profile was growing, everything I did had Daniel Hayes all over it, and numerous times I would get dragged over the coals because I was accused of diluting the “brand”. The truth was the “punters” they didn’t want the “brand” I was the brand – they wanted Daniel Hayes and I was pushing “me” with that much force it was intimidating the hell out of everyone, and I am only 5ft 6 !!
