Meeting with Engineers this morning and then off to City Hall for clarification on the plan elevations for the drain tile sump... we may get away with gravity fed drain tile management. This will save us thousands and take the need for monitoring and the risk of failure. Drain tile sumps are very common in Vancouver because we do not burry our sewers as deep as most Canadian cities. In our case, the sewer runs down the alley and is very close to the "low point" of the lot and property line. A good sump system is redundant and electronically monitored through the home security system (about $5k in total) so, if something goes wrong in a storm while you are on holiday, you can be warned of an impending flood and deal with it before its a disaster! Gravity fed with a back flow valve (in case of a unlikely blockage in city lines) is always the most reliable.
