Ok...So How Many New Years Resolutions have you kept? Jogging every morning....No. No Carbs. No Sweets. No Soft Drinks....No...No...No. Taking the dog to the park every Saturday for a game of Frisbee catch.....NO. (Sorry, Fido.) Getting to Work early to get a jump on that stack of papers on your desk....What stack of papers on my desk. Oh that one! Do I need to answer. Uh....NO. Well, you get the point. We all have good intentions this time of year and mean to do things that are, well lets face it, for most of us, a pain. We always put off what we know should be done. Well, here is a New Years resolution that we hope you keep. In fact, it might have been a New Years resolution six years in the making from Jan. 1, 2008. Honey, lets get the house cleaned, clear out the clutter, get those things weve been meaning to fix fixed, and lets put it on the market. Well, in the last 6 years of fearing what the outcome would be by doing so, you can now keep that 6 year old resolution, with confidence and optimism that it will now provide a more positive outcome if you see it through. If you have been thinking of selling your home. NOW IS THE TIME! For the first New Years in 6 long years.... Home prices are up across Atlanta 23%, year over year. New home sales are up and builders are building again. Resale home sales are up with the number of homes on the market bottoming at 30,000, causing supply to be down and demand to go up, resulting in more competition, higher prices and a 14-month buying stampede. Foreclosures are down. Short sales are less frequent though still being allowed by lenders. This is buoying the home sale prices in your neighborhood now. Mortgage rates still at all-time record lows, but with the real threat of rising in the long term. All these market conditions are FACT and point to an incredible selling opportunity for homeowners who want to get their money out of their property and cash in on the recent rise in home prices. And for buyers it means a possible last chance to buy homes at still good, if not great, bargains, while home prices havent fully recovered yet and while interest rates are low, before they go up, giving the buyer greater buying power and lower monthly payments. Though all your other resolutions have already gone by the wayside in a manic stop by the bakery at Publix, here is one New Years promise you can keep that you made to yourself long ago. Get your house ready to sell as soon as you can, so you can beat the neighbors to the punch, and get it on the market to take advantage of the best selling opportunity for Atlanta real estate since 2006. Call Rhonda Duffy of Duffy Realty to get started today. Rhonda sold 1446 homes last year. Six times as much as her nearest competitor, who sold 239 properties. And far, far more than the average agent, who sold only 1.2 homes last year, due to their bloated, overpriced traditional agent commission structure, designed to waste 6% of your propertys value. Dont waste your money. And dont let your homes value slip back into the abyss. Call Rhonda Duffy today and get started. 678-318-1700. Happy New Year! Frank Duffy
