One of the challenges with downtowns across America is that, by and large, it is a pre-requisite that you have to have a parking space for each person that is in it. This gif illustrates just how much space cars take up in comparison to humans... and so to have a vibrant downtown.... it is said people must exist in it.... but if your downtown require 350sf of parking space for each person... that does not leave a lot of room for new development people ect. Truly vibrant downtown make room for more people at the expense of parking space. The result is increase activity and commerce in downtown but less vehicular access... in the end people choose of live in a shared car household or community. Breaking the tie between requsite auto ownership for downtown dwelling will open our downtown up to unbelievable development opportunities. All we have to do is put the policies in place.
