Residential Maintenance Technician (Full Time) Central Ohio - Maintenance BASIC FUNCTION: The Maintenance Technician is primarily responsible for maintaining the property to look its very best at all times. They are to complete all work orders in a timely manner and with true quality. They are responsible for all apartment “turns” and “punches” to the Property Manager’s approval. They are also responsible for scheduling vendors and ensuring that quality work is performed. Maintenance Technician must be able to complete assigned duties in a timely manner. MAJOR DUTIES AND RESPONSIBILITIES: 1. Empty trash and run trash compactor) 2. Check light bulbs and change lights as necessary. 3. Walk entire grounds (pick up trash, pool area, models, office) 4. Update and verify Unit Status Report 5. Update all Logs daily (inventory, pool, snow) as needed 6. Prioritize and complete work orders as needed w/in 48hour goal period 7. Perform Punch Outs 8. Clean and organize maintenance shop 9. Walk property for safety and loss prevention 10. Order parts as needed 11. Schedule and oversee that all vendor work is completed 12. Winter-Snow removal 13. Make Monthly turn schedule 14. Preventative Maintenance 15. Check safety equipment is current and in stock REQUIREMENTS: 1. Knowledge of basic on-the-job safety skills 2.
