heres a note to all the want-be realtors, current realtors and overall general public from me: a licensed practicing realtor (keller williams). yes, its been one of those days. 1. Educate yourself so that you may educate your client-Always know your market area-know the neighborhoods, businesses, school systems. This is your job as realtor to present a home-that means you present not just the sticks and stones but the overall living experience 2. Be Present- preview the property, talk (as in call on the phone) the agent selling it or the owners(if not represented)-show up to the home inspection--(trust me-I learn something new with each one) -take them to every viewing and most certainly be at the closing table. 3. Be the expert not the key turner just here to cash a commission check--- actually-read about how real estate investments work-we are not selling flowers, shoes, clothing, cars--we are selling huge financial investments not houses!!!!! Dont Bs a client-because their financial future is at risk . 4. Which leads to BE HONEST!!! I tell people all day long-not sure, let me ask--no idea, lets figure it out 5. Only be an Expert on things you are actually an expert in and then still do sparingly & cautiously --Mortgage questions--go to a licensed mortgage broker/banker-Building code questions-contact a licensed contractor or your local municipality and heres the best anything involving law-unless you have passed the bar and paid your dues and are recognized by the State of ? to do so--dont practice it--Im sorry-you would have to ask an attorney 6. Be Respectful--you dont like a house--WHO CARES!!! Your opinion does not belong here-you are a licensed realtor -you share the facts, just the facts--its not your purchase-its your clients ***** Ive gained more clients over the years by following these rules and more--and guess where I get them ? At the house inspection -that the other agent didnt show up to-at the closing table -where the other agent asked the closing company to just forward the check because the transaction was over -or my favorite 10 years from now because when their clients are ready to sell their home that they sold them-they dont remember their name-but they remember the other agent who was informative, on-time, friendly and most of all ....in it because she actually knows about real estate and not how fast her check will get processed. And- homeowners--dont point fingers--its up to you to choose your agent wisely. This is the probably the largest financial deal in your entire life-make sure your team (real estate agent, mortgage broker, insurance agent, title company, etc) is the best (and not because their ad or their brother-in-law says so)--check them out :):):)
