well I dont know if anyone has been following what I have been saying about the housing market and how house flippers (and there are seminars teaching people how to do this) are ruining the housing market for everyone else, by working with Realtors to get a good deal. Well ok, that said and yea I believe that........so dont ask again.......... Isnt it strange that after an offer of 140K, now that it is put in the Homes and Land magazine that is...the first offer in nearly a year....isnt it strange that since I talked to Miguel about that and he said well I can go to 150K and I told him 2K but we will dicker with the last 2K once he gets pre-approved. ISNT IT STRANGE that someone else--now that Miguel has called the Home Office and they realize that he is serious, someone else is making a counter offer of 151, 500.00 BUT THEY WANT SOMEONE TO PAY THEIR 6500.00 WORTH OF CLOSING COSTS, making the offer really 145K. But it sounds like its a better deal than Miguels to someone stupid like me, right? Anyway, she was making VERBAL offers to me, so I told her to put it in writing and the name of the person that was making the offer and the Realtor they are with making the offer through.....So the person that made the first offer of 140K I ran his name through a google search for realty and hes a real estate investor/flipper--if that is him--and I highly suspect it. She says he said he was going to live there.......they can live there a certain amount of time and still do the flipping. Plus they dont need financing -- THEY FINANCE THEMSELVES buy buying with cash. Some of them use financing but not all of them. So, I look up this guys name as a potential real estate flipper and I see last fall he bought a house in Winnetka for 770K. Now he is selling it for 799K. UH HUH. I could prove it to you but I would have to white out his name so just take my word for it. Its 44 Brier Street, Winnetka, IL and I got the info from Block Shopper. So with that said........the other offer came in, right? It amounts to 5K more than.......but they dont really want to compete with Miguel. I ALREADY TOLD HER I WANT HIM TO HAVE THE HOUSE OVER A FLIPPER. I KNOW HE WILL TAKE CARE OF IT AND FIX IT UP. Besides, I dont like house flippers. PLUS, HIS OFFER CAME IN TECHNICALLY BEFORE HERS DID. Who is she? She has a chinese name. Remember how all the papers have been saying the chinese have been buying up all the low cost houses in this economy? WELL I SAY THIS ECONOMY--THE HOUSING PART OF IT, WAS MADE THIS WAY BY REAL ESTATE INVESTORS. Remember when you sell your house too low because possibly (and I said possibly, not saying this is a face, you decide) your Realtor is working with and aiding and abetting house flippers, you make it hard for the next guy who tries to sell his house, because that same Realtor or another one will come up with a formula they use to tell you what price your house should sell at AND THEY WILL USE THAT SALE TO DO IT WITH. AND ITS A CIRCLE THAT IS RUINING THIS COUNTRYS HOUSING MARKET FOR EVERYONE EXCEPT THE RICH AND INVESTORS. yea, I said that. I have a right to my honest opinion. One thing is for sure, these flippers are only going to get so desperate if they know he is serious and they certainly wont do a bidding war with him--because the grass is just as green somewhere else. WHEN YOU SELL TO THESE PEOPLE YOU ARE RUINING YOUR HOUSING MARKET. **********My advice****************** Hound dog your Realtor. Always get written offers with detail, then look up the persons name with the word Realty following it. If that doesnt work look up their name at the Assessors Office of several Counties........... see what they have bought and sold. Do not let your Realtor give you VERBAL offers. You dont know who they are from, or if they are even for real.
