Chandkheda rides on infrastructure and affordability :-Ahmedabad Chandkheda, situated at the border of Ahmedabad and Gandhi Nagar is seeing high real estate values. What is turning into its favour is the new infrastructure development and affordable prices. For instance, residential property prices at Chandkheda, on the outskirts of Ahmedabad, are already on an upswing because the Bus Rapid Transit System (BRTS) route is expected to extend up to this location. “With the announcement of the Bus Rapid Transit System (BRTS) in Chandkheda, the property rates have seen a rise of 40 per cent in the last six months,” says Pragnesh Korat, Managing Director of Aasat Estate. “People like to put up their money in Chandkheda because there are ample affordable properties available here. The area offers multi-storey apartments valuing between Rs 2,500 to 3,000 per sq ft approximately, whereas in the neighbourhood localities such as CG Road and Khoraj the properties are available in the range of Rs 5,000-6,000 per sq feet and Rs 3,000 to 3,500 per sq ft respectively,” adds Pragnesh. Multi-storey apartments of 2-3BHK are available in abundance within the unit size of 850-1000 sq ft. The area also offers easy connectivity to the airport and railway station. The railway station stands at a distance of 1.6 km through the Tragad Road and the international airport is about 14.2 km through the Sardar Patel Ring Road. The area is close to malls and companies such as ONGC, Amar Infotech, Amisys Software Developers & Tata Consultancy Services. Thus, the locality is mostly preferred by people working in these malls and companies. Colleges like IT Engineering, Shree Swaminarayan Sanskar Pharmacy are also nearby which is driving the rental market in the locality. With many new malls and shopping areas coming up soon is pushing the residential projects too. These projects are coming up on the western and northern side of the city. “People here mostly go to ONGC & IT Enginnering College for work. Chandkheda property rates increased upto 40 per cent in the last six months. IT companies are also planning to set up their offices in Chandkheda which are further expected to push the residential prices in the locality”, adds Pragnesh Apart from this, Chandkheda is well connected with auto rikshaws and bus stands. Social infrastructure such as schools, hospitals, markets also exist in the locality.
