Cobalt Mortgage Temporary Tax Transcript Policy Effective Date: Policies outlined in this bulletin are effective with Note dates on and after October 1, 2013. Update: Temporary Tax Transcript Policy As a result of the government shutdown, tax transcripts will not be processed by the IRS. Effective with Note dates on and after October 1, 2013, Cobalt Mortgage will temporarily suspend the requirements for tax transcripts, except in the following cases: • Under the Multiple Financed Property guideline (5-10 financed properties) • All jumbo loans In order to waive the requirement for tax transcripts the following documentation must be provided: • Complete tax returns for the most recent two year period, signed by the borrower(s) • IRS Form 4506-T signed by the borrower(s) at closing • A tax return affidavit signed by borrower(s) at closing certifying that the tax returns provided are exact copies of returns filed with the IRS.
