DESTINATION ATTAPUR The area is fast gaining traction as a good investment since it is providing people with good and affordable living conditions and connectivity to the central business district Attapur is 15 km from Hitec city and 16 km from Shamshabad airport. Residents have easy access to two major bus depots, Mehdipatnam and Rajendranagar. Buses ply throughout the city from these depots. Its strategic location is making it an appealing area for tenants and investors. It has very good connectivity to the industrial parts of the city, due to which it is choice of many techies. D Jagdish, a software professional says, “its a good area for young professionals to invest in Attapur. I bought property here twenty years ago for ` 1000 per sq yard.Now I think the same has be come ` 25,000 per sq yard, which is a reasonably good increase.“ Srikanth Sakam, a marketing executive moved here because of its proximity to his work place. “My office in Hitec city is just fifteen minutes away and the outer ring road makes for a good ride.“ The area has been witnessing growth in the past few years. “Development here caught speed only after 2008,“ says Jagdish Sakam, who has been living here for seven years now. “Earlier the area was considered to be on the outskirts of the city.There were no street lights also. Development around the area now is making the area look like Malkajgiri. I bought land here at ` 2,000 per sq yard, seven years ago.Now the same must be around ` 15,000,“ he said. The area is undergoing a makeover as several retail brands are setting up shop at Attapur. “Commercial centres are coming up on the main roads. Most residential areas are in the inner layout,“ says A Rakesh from the banking sector.There area has a few malls and multiplexes too. Independent houses form a major chunk of residences, followed by apartments. The increasing commercialisation has brought many conveniences for the inhabitants. “Everything is available here, we dont need to go too far for anything,“ says Jagdish. K Vijay, a software professional who built his own house in this area around 15 years ago. He continues, “We bought our house for ` 10 lakhs and today the property is worth about ` 25 lakhs. It is a nice residential area and has developed well over the period of time. Fifteen years ago, the area was so sparsely populated that one could count the number of people but today it has a different picture.“ The area is still developing, and has open spaces and ample green cover. As it isnt densely populated, the resources in the area are not being over burdened. “Ive been here for fifteen years now and I havent faced any water problems till now,“ said Rakesh. However, the area needs a lot of focus on maintenance of infrastructure by officials. “The main roads are fine, but the inner roads are sometimes horrible. I have to take a 2 km detour to avoid bad roads. And there are no street lights on several roads,“ said Sakam. Rakesh adds, “Its been four to five years that the road was dug up to lay pipelines. I dont know if the work was com pleted, but the roads were not made again.“ The rentals in the area are reasonably priced. Mohammed Mustaq, an administrative excecutive says, “I have been living in a 3-BHK for eight years now and pay a rent of ` 5,000.Its a peaceful area with very little pollution and traffic. There are good schools nearby and my children dont have to travel far.“ M A Rahaman, a contractor in the area says, “there is a mix of communities living here. There are many businessmen, and north Indians and Hyderabadi professionals. I bought 4000 sq yards here 30 years ago which is now about ` 30,000 per sq yard.“ The capital and the rental values here are still low compared to other developed areas of the city, making it among the affordable places. Sailaja Raman, a housewife states,“after checking many properties we decided on this area because it is an economical area and have all the basic amenities for a comfortable living. Along with a good residential environment the place has a good mix of schools, hospitals, and grocery shops.“ Source : The Times Of India
