From Chad Haynes: Information from todays CCR HOA Board Meeting. I sent this via email to all those that I had email addresses for. Hello fellow CCR Home Owners, I hope this note finds you well, and I have what I feel is good news to bring you. Its been a long couple of months trying to obtain contracts, budgets, maintenance bids, etc. from C.I.A. Services. After reviewing these documents and understanding the contractual agreements that are in place, I attended the CCR HOA Board Meeting today, along with fellow homeowners Laurie Wozniak and Tajana Mesic (Fulshear City Councilwoman), who attended for support. I presented a list of items that didn’t seem to align with agreements that we have in place with BIO, as well as some items that appear to just be sloppiness in performing their duties. The board allowed me to speak, and express my frustrations, as well as relay many of the frustrations that I have heard from all of you. Some of these items discussed were the lack of weed remediation throughout the community, the poor planting of seasonal color, lack of tree trimming, maintenance of native grasses to mention a few. I expressed concerns regarding home values should our community continue to look so shabby as well as concerns regarding the continued development of CCR due to potential buyers being turned off to the poorly maintained common areas. All this keeping in mind that CCR is not a manicured neighborhood and is unique when you look at area master planned communities. I did stress that I as well as many residents felt that our community had gone from natural to wild and overgrown. To sum the conversation up, the meeting was productive, the board was receptive and acknowledged our concerns. C.I.A. indicated that they have been trying to rectify much of this with BIO and are considering bidding out to another contractor for 2015. Robert Bamford, the President of the CCR HOA Board asked me if I would be willing to participate with the board and lead a CCR Landscaping Committee. I agreed to do this… maybe it will turn into a HOA Board seat for me in the future. This will allow me to work with BIO on issues in our neighborhood. We dont have the details regarding the dynamics of how this will work, but I have been assured that I should by the end of next week. I want to do some things to involve the community, perhaps have regularly scheduled meetings here in the community where residents can talk to a BIO representative about concerns, as well as conduct some educational sessions on the vegetation we have growing in the community. This will help us understand what the vision for the community is, understand where we should or should not see weed-like vegetation, etc. I am very excited about this. I think that we have an opportunity to invest in our community, work directly with C.I.A. and BIO to help ensure objectives are met, as well as create a mechanism to ensure that our vendors are held accountable if they are not delivering the services or products outlined in our contracts. Information regarding projections as to when we can start having homeowners on the board has been requested, once I receive that I will share that with you as well. For the record our annual landscaping budget (grounds maintenance, irrigation maintenance, tree maintenance, seasonal color) is $1,268,90. Please let me know if you have any questions, and more is to come on setting of the CCR Landscaping Committee, I am sure I will need more homeowners to assist with this.
