I sent this email to Joe Furman (County Planning and Inspections) today. I will let you know his responses when I receive them. Hi, Joe. Hope youre doing well. I have had a couple of questions from folks living in Boones ETJ areas that I thought you might be able to help me answer. (1) Should the commissioners decide to provide some special zoning regulations for the ETJ areas (other than HILU, etc that are already in place), can the ETJ boundaries as currently established be considered as a district as a whole? Or would current law and zoning requirements necessitate that the areas have to be zoned piecemeal? If piecemeal, are there special criteria an area would have to meet to qualify for that districts zoning? (2) What would you recommend to ETJ areas as a zoning option(s) to prevent The Cottages type development in their communities (i.e.: dense housing on or above steep slopes)? What zoning options are available to prevent this type of development in the ETJ area(s)? Thanks, Joe. Hope you have a great weekend.
