He is undoubtedly the most creative property expert I know, the words “that can’t be done” don’t feature in his vocabulary. He is on the cutting edge, continually pushing the boundaries; coming up with new strategies, strategies that others will be teaching in a couple of years! Currently he has 62 projects on the go, JVing with his students on his Partnership Programme. Glenn, as well as talking the talk, most definitely walks the walk. RICHARD GREENLAND Richard was a builder and carpenter for 30 years before going full-time into property early in 2014. He is chiefly a property trader and has done multiple JVs in the last 2 years, preferring a quick exit without actually doing any refurb works. This preserves his time to do more deals, rather than maximising the profit per deal. Very deep discounts are needed for this strategy to work, which also insures that a second exit (finish the development and sell) and third exit (let) are also viable. He doesn’t like risk, his first rule is ‘Don’t lose money’, and he doesn’t take any deal where he sees a significant risk, although to other people who don’t have the same experience may consider it risky. Richard targets ‘problem’ properties, those that are hard to sell because they have what others perceive to be problems but which he can solve and sell on for profit. These include subsidence, dry-rot, complex title issues, no access to view, multiple units of different types on a single title, difficult vendors. NATHAN LEDWARD Nathan has worked in financial services since 1997 specialising in mortgages since 1998. Has helped many people obtain finance from their first home to developing a block of flats and everything In between. Nathan is able to assist with HMO mortgages and has a direct line contact with Phil Riches who is head is Keystone Mortgages who are one of the leaders on HMO Mortgages.
