The current Hopewell Township administration is planning to develop a single family and townhouse development to include low income housing on the west side of Scotch Road from I-95 to CR 546. This will back up to the Hopewell/Todd Ridge development. Emergency services will mandate road access between the two developments creating one large development. It’s interesting that the last Planning Board meeting scheduled on October 23rd was suddenly cancelled until after the election. The current mayor has appointed all but a few of the current planning board members. The few dissenting voices left are due for reappointment. If she is reelected new appointments at this juncture will result in one party rule. She has already voiced a willingness to favor the request of the land owners to change the zoning of the parcels. If reelected she has opportunity to appoint residents that agree with her view of the zoning request. With that in place there is no doubt that this development will sail through regardless of resident objections. One of the criteria the Council on Affordable Housing (COAH) uses to determine the required number of homes is by the type of soil is in a particular township and compares Hopewell Township with townships in Ocean County which are basically bedded in sand. Delaware, East and West Amwell Townships are only required to have 55 affordable homes, while Hopewell Township is required to have 1,500 more than we already have. Hopewell Township currently has 40 affordable homes unoccupied. Tim Shaub and Ron Cefalone, if elected, will not let this happen and will fight this COAH mandate by taking it to court, if necessary.
