Well here we go - the great mandate debate! The sales pitch hasnt changed since I did my CEA in 1992. I think what bothers me the most is that with well oiled sales talk and well presented marketing material a seller is made to believe that he wont receive these services if he doesnt sign a mandate. Mostly NONSENSE! And please dont buy the international exposure line - everyone has internet and most internal processes only cater for HIGH END properties, not a R1.5m house in the country. Another one: one agent contact saves you dealing with many etc..... so the ONE agent cant sell the property in 3 months and convinces you that it will be best that he shares his mandate which you now need to extend, with more agents. Now you have realistically guaranteed the agent 50% commission while providing the market with an open mandate - no benefits. Estate agents - ...do get on, ...have in-depth conversations about whats going on in the market, and oh how I miss pizza and wine on a Friday afternoon with all my estate agents friends in George! Use agents that you are comfortable with, that are knowledgeable, that communicate in writing, that are transparent/open/honest in all aspects of the relationship you will share. As in life, take note of 1. Who listens, 2. Who talks, and 3. content, method and tone of communications - this will give you the information you need in the relationship going forward, any relationship for that matter.
