Landlord may terminate this Lease after the initial 5 year term, if it sells the real property of which the demised Premises are a part to a third party. In the event Landlord sells the real property of which the demised Premises are a part to a third party prior to the expiration of this Lease, Landlord shall provide written notice to Tenant of such sale and the exercise of Landlords option to terminate no less than thirty (30) days prior to the date of the closing of such sale. Tenant reserves the right to negotiate a new lease with the new owner. However, if Tenant is unable to negotiate a new lease with the new owner, this lease shall terminate on a date which is one year from the date of the closing of title of said sale.
