20% Cash on Cash Return Minimum!!!! Please help me close these two. We are at maximum capacity on funding and need some help! We have 4 other projects in the works in the area and need to keep up the momentum! Two deals I am looking for funding on in Ormond Beach, FL and Daytona Beach, FL. CLOSING THIS WEEK!!! Deal # 1 - Ormond Beach - GAP $150-175K - PP $385K, Rehab $174K, ARV $765K - 6 month project. Closing this Friday, 7/18!!!! As Is appraisal available, new lender is requiring an ARV appraisal to determine final amount they will lend (up to 70% ARV). Deal #2 - Daytona Beach Triplex (Fix, Refi and Hold) - Gap $100K - PP $125K, Rehab $30K, ARV $170K - (As Is value is $132K) This is a triplex we are looking to hold. Need $100K toward purchase for 6 mos-1 year - 20% balloon at end of term - 1st Lien Position - no 2nd. Closing ASAP - this week if possible!!!!
